Layout of new kitchen (nieuwbouw)

Hoi,

We bought a newly built house and are struggling with the kitchen layout.
Seeking for suggestions here, we are open to any advice and ideas!


Material has already been decided, not just the layout is debating so far.

Option 1: L shape with an island
>> this option needs to shorten the wall (so stairs will be in the living room) with a cost 2500 euros.



>>Our feedback: it is very practical for us, and the shape is smooth, however, shorten the wall might make noisy to the 1 floor bedroom if we don't build another door in front of the stairs. Also rarely see people shorten the wall tho, please let us know we're not the only one
Of course, we can also make the island smaller if shorten the wall is not a good ideal (?

Option 2: unusual island block

Just an unusual design, not sure if it will affect anything if we want to sell the house after couple years(?

In my opinion both options seem like a terrible way to (not) utilize the space you have. Without measurements it's hard to recommend anything, it's just a render. I can't really picture the entire room or where the stairs go, it's not very clear. But I would consider option 3: a U-shaped kitchen.

Why not simply make an L-shape going under the window? So use the short wall on the left, sink under the window so you can look outside, long wall for the rest.

I would definitely keep the stairs out of the living room! Both for noise and heating!

I guess that the window is too low to have the countertop fit below it?

That is seen a lot in Het Grote Keuken topic: verkopers, kwaliteit, prijs - Deel 3. I do not understand why the architects design houses where the most straighforward kitchen design will not fit.

I would reconsider a U-shape. The room in which my own kitchen was fitted two years ago is almost exactly the same size as yours, with a width of 2.7 m. This almost exactly the width of 2 cabinets and 2 countertops (60 + 60 + 70 + 70 cm); or in my case, a cabinet below the sink and the dish washer. It fits perfectly and I wouldn't want it any way else.

Besides a U-shape, it could also be wise to consider a parallel setup. We have this in a slightly wider (3.05m) kitchen, but being in the kitchen feels spacious. We preferred this above an L-shaped kitchen because we felt this would close out the kitchen too much from the dinner area.

High cabinets on one side, cooking and washing on the other side. Only in your case, the window could be a challenge.

Update: L-shape with a countertop below the window would also be a good option. We prefer the open look of a kitchen as it feels more spacious and more easy to walk into compared to when you block it off with an island or the L shape.

Zelf heb ik in 250x244cm een U vorm gemaakt. Door de rechterkant maar 40cm diep te maken houd je nog wat loopruimte over.

Met een breedte van 268cm blijft er met een U of parallel-keuken ongeveer 140cm ruimte over tussen de kasten bij een standaard diepte. Dat is volgens mij echt voldoende.

Het grootste voordeel van een U ten opzichte van een parallel keuken is dat je heel veel werkblad krijgt. Het grootste nadeel is dat je twee hoekkasten krijgt en die zijn niet het meest praktische in gebruik en deels loze ruimte.

Met een parallel keuken zou ik kiezen voor 2 of 3 hoge kasten waar nu het keukenblok ingetekend staat met daarnaast een werkblad met kookplaat. En tegen de muur van de gang een aanrecht van lage kasten met de spoelbak en vaatwasser.

Met kasten á 60cm diep aan weerszijden blijft er nog 1,48 over. Laten we er voor het gemak 1,40 van maken. Dat is echt ruim voldoende. Als je de vaatwasser open doet kun je er nog steeds omheen lopen. Tulp keukens adviseert zelfs maar 1 meter rondom een eiland (https://www.tulpkeukens.n...ijkertijd%20bezig%20zijn.). VT wonen gaat uit van 1,20 (https://www.vtwonen.nl/ke...3A%2F%2Fwww.google.com%2F).

Kortom: 1,40 is ruim zat.

'Grappig' dat je het hebt over voldoende ruimte als breekpunt. Want juist je nieuwe indeling met een schiereiland rondom de koof beperkt juist een ruimelijke plaatsing van je eettafel en zithoek.

Je kunt dus voor een U keuken gaan. En anders twee delen: een lang laag werkblad langs de wand met de gang en een hoge wand met nis (voor koffiemachines) aan de 'buitenwand'. Je laat het 'midden' onder het raam dan leeg voor een wat langer effect.

Als de keuken zo belangrijk is moet je deze ook centraal in de woonkamer plaatsen. Dus de achterzijde van de woning gebruiken voor keuken en eethoek. De nis aan de voorzijde gebruik je dan voor je zithoek. Nu offer je de hele woonkamer op voor je keuken en heb je een zeer onpraktische indeling verzonnen.

Die pilaar die ingetekend staat is een leidingschacht gok ik zo en dan is verplaatsen niet echt simpel gok ik zo. Dus denk dat je er toch wat omheen moet gaan verzinnen. of het moet nog gebouwd gaan worden dan kun je nog verplaatsen mischien.
